General
What is a general contractor?
A general contractor takes on the complete execution of a construction or renovation project, from demolition and structural work to building services and finishes. You sign one contract for the entire site, and the general contractor aligns all the works in one tight schedule. At BRIQ you have one dedicated project manager as your point of contact.
In which region does BRIQ work?
BRIQ works within about 30 minutes of Mechelen, including Antwerp, Bonheiden, Rijmenam, Keerbergen, Sint-Katelijne-Waver, Hove, Boechout and Schilde. For exceptional projects we go further.
How soon will I receive a quotation?
After the introductory meeting and the site visit, you will receive a complete, detailed quotation within four weeks on average.
How we work and pricing
How long does a total renovation take?
That depends strongly on the project: a total renovation at BRIQ takes from a few weeks to a year and a half. With the contract we draw up a schedule tailored to your project, which we follow up every week.
Is the quotation free?
Yes. We hand over the quotation at our office to you and your architect, so that we can go through it together and you get an immediate explanation of every item.
How long does a new build take?
A new build at BRIQ takes fifteen months on average (a year and three months), including interior joinery and painting.
How is the price determined?
You receive a complete, detailed quotation based on the bill of quantities. Changes during the works are always priced in advance, with their effect on the schedule, and only carried out after your approval.
Do I need my own architect?
No. If you do not have an architect yet, we look at the introduction at who will draw your project: our in-house architect, who works independently, or one of our partner architects. You sign the design contract directly with the architect.
How does payment work?
You pay in instalments linked to completed construction phases. So you never pay in advance for work that has not yet been done.
What happens after handover?
After the provisional handover you receive a complete as-built file. The final handover follows one year later. We remain within reach after that too, on top of the statutory guarantees such as the ten-year liability.
Total renovation
What does a total renovation cost?
A total renovation at BRIQ starts from €100,000. Most projects are between €350,000 and €1,000,000; the largest go up to €3,000,000.
Can I continue to live in my home during the renovation?
That depends on the type of conversion. For a complete renovation we strongly advise against it: the works will be far less stressful for you.
Who arranges the permit and the EPB study?
Your architect submits the permit application; the EPB energy performance study is carried out by a specialised engineering firm. If you do not have an architect yet, we look at the introduction at who can draw your project. We align the execution with the file and provide all the information needed during and after the works.
Does BRIQ help with applying for grants?
Yes. We provide all the information you need to apply for renovation grants.
New build
How long does it take to build a new home?
A new build at BRIQ takes fifteen months on average (a year and three months), including interior joinery and painting.
Can BRIQ also demolish an existing home?
Yes. For rebuilds we also take care of the demolition and the earthworks, including the application for occupying the public domain.
Interiors and bespoke joinery
Do you also do just a kitchen or a bathroom?
No. We deliver complete interior renovations, in which the entire interior of the home is adapted, possibly including kitchen and bathroom. An interior assignment starts from €100,000.
Who designs the interior?
Usually your own interior architect. We carry out what is drawn and technically feasible, and where necessary prepare technical construction drawings of the bespoke joinery. If the assignment is not too extensive, we can also develop the design in-house.
Who chooses the materials?
The choice of materials lies with your designer. If choices still need to be made, we accompany you to the showrooms of our regular suppliers.
Can I continue to live at home during the interior works?
If possible, yes. We then install dust screens and protect what is already there.
What happens after handover of the bespoke joinery?
You receive maintenance advice for the materials in your interior. We still adjust the doors and drawers of the bespoke joinery up to two months after handover.
Design team formula
What is the difference between traditional tendering and a design team?
With traditional tendering, the architect first draws everything and only then requests prices. In a design team, the contractor joins the table during the design stage, so that costs and buildability are monitored from the start.
Do I need my own architect for the design team formula?
Yes. The design team formula is for those who already have an architect. Your architect draws the design, prepares the bill of quantities and submits the permit application; we contribute on budget and execution. If you do not have an architect yet, we look at the introduction at who can draw your project: our in-house architect or one of our partner architects.
Is a design team more expensive?
No, in the end the design team formula is no more expensive. After the first meeting you sign a collaboration commitment with a fixed fee, tailored to the size of your project. If execution goes ahead with BRIQ, that amount is deducted in full from the construction contract.
What if I do not continue with BRIQ after the design team phase?
In that case the fee for the collaboration commitment remains payable in full. It covers the advice and the estimates you received during the design team phase.
Why is building in a design team faster?
Because our specialists know the plans and the schedule from the very beginning. There is no separate tendering phase after the design: as soon as the plans are ready or the permit is in, everyone is ready to start building.
How long does the design team phase take?
That depends on the complexity of your project and on the time your architect needs to complete the file.
Professional spaces
Can you work while my business stays open?
We are always as flexible as possible, to meet your wishes as a client as far as we can. Tell us in the first meeting what your business needs.
Do you also build or renovate dental and orthodontic practices?
Yes. BRIQ builds and renovates dental and orthodontic practices in and around Mechelen and Antwerp, from a new practice to the renovation of an existing one. We coordinate the execution with your architect and with the supplier of your treatment units, so that the services are in the right place when the equipment is installed.
Ready to make your plans concrete?
We would be glad to welcome you at our office in Mechelen or to visit the place where you want to build. Without obligation, and with honest advice on whether BRIQ is the right partner.
