Design team formula

The design team formula is for those who already have an architect, but not yet a complete file. BRIQ joins the table with you and your architect during the design stage, and tests every design step against budget and technical feasibility. That way design and execution fit together. The great advantage is timing: because everyone is involved from the start, construction can begin as soon as the plans are ready or the permit is in. And in the end, the formula is no more expensive.

The great advantage: timing

In a traditional process, tendering only starts when the plans are finished: requesting quotations, comparing them, scheduling crews. That can easily take months. In the design team formula, our specialists are informed about the plans and the schedule during the design stage. So no time is lost on a tendering phase: as soon as the plans are ready or the permit is in, everyone is ready to start building.

What does BRIQ do in the design team phase?

  • Budget estimates at every design step
  • Advice on technical feasibility
  • Advice on materials and building services
  • Thinking along about possible savings
  • A first, rough schedule

How does it work?

  1. Introduction
  2. Site visit
  3. Collaboration commitment
  4. Design in a design team with your architect
  5. File and permit, by your architect
  6. Detailed quotation
  7. Contract
  8. Execution with one dedicated project manager
  9. Handover and aftercare

After the design team phase everything proceeds as with a complete file: the same detailed quotation and the same construction contract. View the complete process step by step.

Frequently asked questions

What is the difference between traditional tendering and a design team?

With traditional tendering, the architect first draws everything and only then requests prices. In a design team, the contractor joins the table during the design stage, so that costs and buildability are monitored from the start.

Do I need my own architect for the design team formula?

Yes. The design team formula is for those who already have an architect. Your architect draws the design, prepares the bill of quantities and submits the permit application; we contribute on budget and execution. If you do not have an architect yet, we look at the introduction at who can draw your project: our in-house architect or one of our partner architects.

Is a design team more expensive?

No, in the end the design team formula is no more expensive. After the first meeting you sign a collaboration commitment with a fixed fee, tailored to the size of your project. If execution goes ahead with BRIQ, that amount is deducted in full from the construction contract.

What if I do not continue with BRIQ after the design team phase?

In that case the fee for the collaboration commitment remains payable in full. It covers the advice and the estimates you received during the design team phase.

Why is building in a design team faster?

Because our specialists know the plans and the schedule from the very beginning. There is no separate tendering phase after the design: as soon as the plans are ready or the permit is in, everyone is ready to start building.

How long does the design team phase take?

That depends on the complexity of your project and on the time your architect needs to complete the file.
